BioMed Realty has a strong track record of sustainability, with LEED Platinum and Gold certifications across our properties. Our efforts are consistently recognized by GRESB, the leading global ESG benchmark for real estate and infrastructure investments:
- 4-Star Rating in the 2024 GRESB Real Estate Assessment for Standing Investments and Development
- #1 Ranking in the 2024 GRESB Standing Investments Benchmark within Technology/Science in the Americas

Fitwel, the leading global healthy building certification and data insights platform, recognized BioMed Realty as a Fitwel Champion Company through December 31, 2026, a testament to the Company’s commitment to creating spaces where tenants and community members alike can thrive.
LEED Certifications
BioMed Realty pursues green building certifications for all new developments. In total, BioMed Realty has 6.3 million square feet of operating buildings certified by the US Green Building Council Leadership in Energy and Environmental Design (LEED) rating system. As of December 31, 2024:
- 2.1 million square feet under development targeting LEED certification
- 36% of our operating portfolio in the US is LEED certified
- 47% of our operating portfolio and in-process development in the US is targeting LEED certification
GRESB
We are a portfolio company within Blackstone’s Core+ Life Sciences Real Estate strategy, which achieved Real Estate Sector Leader status for Technology/Science as part of the 2024 GRESB Real Estate Assessment.

Gateway of Pacific
South San Francisco, CA
Gateway of Pacific is a new landmark, located on the most prominent corner of South San Francisco, featuring a flexible and stimulating work environment in a highly sustainable setting. This fully integrated 2 million square foot multi-phase campus will be constructed to the highest institutional standards, with state-of-the-art building systems, a first-class amenity center, bay and mountain views and premier office and laboratory space.
Among the important sustainability features of Gateway of Pacific are:
- Received LEED® Platinum or LEED Gold certification at all buildings
- Fitwel 2-Star certification at Forum conference amenity space and GOP-V buildings. Fitwel 1-Star certification at GOP-III building
- Base-building HVAC with air handling units for each building and the amenity center
- High-efficiency and expandable central chilled water plant
- Central chillers to take advantage of diversity and provide redundancy
- Solar panels on amenity center generating on-site renewable energy
- System in place to harvest rainwater and condensate from the tower roof to feed the toilets/urinals in Traverse, the amenities building
- Water-efficient fixtures in the bathrooms

500 Kendall
Cambridge, MA
This 13-story building utilizes innovative, environmentally intelligent design and received the AIA 2004 Excellence in Sustainable Design Award and the AIA COTE 2004 Top Ten Green Projects Award. The building has also received LEED® Platinum certification.
Among the important sustainability features of 500 Kendall Street are:
- All onsite parking is below grade with 100+ EV charging stations
- The roof of the building uses plant materials and a reflective surface
- Onsite solar panels generate clean, renewable energy
- The vegetated roof and skylight rainwater collection system reduce storm water runoff by 25%
- Integrated building management system that controls all 30,000 automation points
- Central heating and cooling systems powered with steam from an adjacent power plant
- Operable windows and lighting controls for perimeter workspaces
- Central 12-story atrium, maximizes natural light and views throughout the interior
- Reflective lighting, controlling indoor lights, and shading with an automated blind system after dark
Center for Novel Therapeutics
La Jolla, CA
Located on 30 acres in the heart of the UC San Diego Science Research Park, the Center for Novel Therapeutics features sustainable design and construction in keeping with the shared values of UC San Diego and BioMed Realty. This LEED® Gold certified building also includes many environmentally friendly elements:
- Fitwel 2-Star certification
- Electric vehicle charging stations
- Walking distance from the Blue Line Trolley
- High-efficiency water-cooled central cooling and heating plant with variable frequency drives and a VAV air handling system
- LED light fixtures throughout the building
- Renewable energy generated from integrated photovoltaic panels in the glass roof of the atrium
- Recycled water for the cooling tower and landscape irrigation
- Demand responsive controls and ventilation
