Our Target Markets
We have focused our investment efforts on life science and biotech properties in
the seven core U.S. life science markets of Boston, San Diego, San Francisco, Seattle,
Maryland, Pennsylvania, and New York/New Jersey; as well as research parks near
or adjacent to universities. These target markets have emerged as primary hubs for
research and development and production in the life science industry, have reputations
for scientific excellence, and are often associated with a concentration of academic
centers. Each market’s reputation is enhanced by the presence of mature health care
companies, which provide scale and stability to the market, and start-up life science
companies, which are drawn to the market by their ability to leverage off of the
existing industry infrastructure. Furthermore, these markets provide a high quality
of life for the skilled workforce, and access to venture capitalists and other partners
that collectively provide the network and infrastructure essential for their work.
Property Characteristics
Key elements of success for life science companies include a strategic location
and high quality facilities that meet their specialized laboratory and office requirements.
Specifically, these companies look for properties that are strategically located
near leading academic and research institutions and have unique design and construction
elements necessary to accommodate their mission-critical research, product development,
clinical testing and manufacturing activities.
In designing high quality, laboratory-capable facilities, the space must include
the basic core design elements, from load-bearing capacity to floor-to-ceiling clear
heights, which are required to accommodate laboratory equipment, refrigerators,
HVAC equipment, and specialized electrical and plumbing systems. By creating the
highest quality, world-class research facilities and biotech properties, we are
meeting the needs of the wide range of organizations in our core markets and adding
to the long-term value of our properties.
