JOB DESCRIPTION


Under general direction, provides project management and other support for east coast development and construction projects, including planning, design, communication, coordination and project resolution to ensure that development project goals are met.  Provide overall planning and execution of development and construction projects, including preparation and presentation of project business plans, contract management and approval process.  Responsible for project budget, project cash flow, return on investment, and other financial analysis.  Ensure design and construction documents comply with project requirements.  Review and approve design and construction contracts, GMP submittals, bid documents, pay applications, change orders, etc.  Work with accounting and reporting requirements including coordination of accounting accruals at month and quarter end, job cost reporting, internal management reports, MRI reports and invoice and other approvals.  During construction phase, provide support to Development Director in management of construction project, including oversight of construction activities, billings and processes.  


JOB REQUIREMENTS
  • Minimum eight (8) years experience in construction project management with commercial real estate projects.  
  • BA/BS degree.  
  • Computer literate including proficiency with Sure Track or Primavera, Excel, Word, MRI, Outlook, and MS Project.
  • Ability to manage multiple development/construction projects, including planning, design, financial analysis, bidding, supervision of third party contractors and accounting, project reporting to development, accounting and other departments.
  • Ability to analyze and interpret construction, design and other third party contracts, operating budgets, leases and related documents.
  • Understanding of accounting systems, construction job costing and development processes.
  • Prior experience developing and maintaining effective working relationships with vendors, contractors and tenants.
  • Must be organized and task oriented, able to work in a fast-paced, team-oriented environment with multiple deadlines, and adapt readily to changing priorities.
  • Ability to speak out and chair meetings, draft and write detailed notes, provide oral and written communications, as well as maintain constructive professional relationships with vendors, contractors and others by keeping projects organized and communicating orally and presenting the goals and requirements of the project in a clear and concise manner.


SPECIFIC DUTIES
  • Oversee and coordinate planning and project management for real estate development projects including renovations, interior improvements and ground up construction.
  • Coordinate cost accounting, pay applications, status reports and financial modeling for development activities
  • Prepare business plans and related support for project directors including project summaries, financial models, cash flows and other project analysis
  • Attend design and construction project meetings on-site with third party Architects and Construction Managers.
  • Prepare, analyze and process budgets, schedules, monthly accruals, quarterly variances and change orders to meet project goals.  
  • Develop processes to ensure that construction contracts are continually monitored to ensure that each project continues in accordance with the approved plan and that all obligations are met and project requirements are achieved.
  • Assign third parties duties such as construction and design bids for additional work from outside contractors.
  • Provide progress and performance reports on weekly basis
  • Represent the company to outside contractors, tenants and other third parties.

The employee is frequently required to sit, talk and hear.  The employee is frequently required to walk, use hands to type data, operate business machines, dial the telephone and reach with hands and arms. The employee must frequently lift and/or move 5-10 lbs. and occasionally lift and /or move up to 15 lbs.  Specific vision abilities required this job include close vision and the ability to adjust focus.  


WORK ENVIRONMENT

The noise level in the work environment is usually low.  Construction site noise will be encountered occasionally.
