POSITION SUMMARY: Under general supervision, provide leadership and support structure to the facilities maintenance staff and BioMed Realty Trust (BMR) hired contractors. Manager will oversee all building systems operations, repairs and maintenance as well as review relevant construction.
QUALIFICATIONS:
- A minimum of ten years experience in facilities management with BS in facilities management, engineering or equivalent education in the following disciplines: mechanical, electrical, plumbing and other primary building systems. Facilities experience within the life science industry a plus.
- Familiarity with maintenance procedures: preventative, predictive, corrective and routine maintenance work requests that may include coordination with electricians, plumbers, HVAC mechanics, equipment repair technicians or other outside services.
- Knowledge of building codes, fire/life safety regulations and OSHA requirements.
- Proven experience with sustainability and energy conservation programs in commercial, laboratory or institutional buildings. LEED® accreditation is desirable.
- Must have strong technical knowledge and experience with primary building systems (mechanical, electrical, plumbing, architectural, life safety and other)
- Experience with managing a 24/7 maintenance operations in a union environment.
- Experience with a vivarium or animal facility is a plus.
- Ability to read and understand complicated lease documents and implement various lease clauses as they relate to base building systems.
- Ability to work with computers necessary: Microsoft Word, Excel, P3/Sure Track, Outlook and work order systems. AutoCad experience a plus.
- Ability to read and understand building plans and specifications is required.
- Strong customer service skills.
- Strong written and verbal communication skills.
- Sound judgment and problem resolution ability.
- Ability to motivate, supervise and train maintenance staff and supervise contractors.
- Ability to manage and prioritize multiple work priorities under time sensitive deadlines.
SPECIFIC DUTIES – include the following. Other duties may be assigned.
- Responsible for supervising the day to day operation of base building systems, supervision of the maintenance and contractors.
- Ensure the proper completion of maintenance work in accordance with established standards; and in compliance with all applicable safety regulations and building codes
- File periodic reports with government/regulatory authorities, conduct periodic inspections of buildings and systems and responsible for all environmental permitting ie: water treatment, hazardous waste disposal, air permits, underground tank permits, etc.
- Work in conjunction with the property management staff to deliver excellent customer service to building tenants.
- Review and approve maintenance, engineering and utility invoices for cost allocation, account coding, amount and completion prior to Property Manager’s approval.
- Review and approve construction work performed on site by outside contractors.
- Responsible for the implementation of the preventative maintenance program and ensuring that it is being followed.
- Prepare requests for quotation and secures bids on approved, operating and capital budget items that pertain to maintenance, engineering & tenant services.
- Prepare preliminary operating & capital budgets annually for items pertaining to maintenance, engineering & tenant services.
- Assist property management on various accounting reports and financial analyses.
- Respond to customer requests in a timely fashion.
- 24 hour emergency response, when necessary.
- Maintain all related information filing systems

WORK ENVIRONMENT:
The noise level in the work environment is usually moderately low. Fast paced work environment with competing deadlines and responsibilities.
